What does landlord insurance cover?

 

Your insurance will differ based on the level of cover you choose and what type of let you're looking for. We can arrange cover for most standard perils, such as fire, flood, etc, but also a number of less common perils, such as:

Buildings Insurance

This refers to any cover required for repairing or rebuilding the property's structure in the event of damage

  • Public liability cover - to insure yourself in case anyone has an accident on your property, whether they are paying guests or visitors. We can arrange cover up to £5,000,000.
  • Loss of rent and alternative accommodation if the property is uninhabitable - if you are unable to rent out your rental property because of an insured event.
  • Theft and malicious damage by tenants.
  • Accidental damage by tenants - cover for accidental damage at your rental property, whether caused by you or a tenant.
  • Accidents to domestic staff - to insure yourself in case a domestic employee has an accident on your property. We can arrange cover up to £10,000,000.
  • Leak trace and access - to insure yourself against the cost of removing and replacing parts of your buildings necessary to find and repair the source of the leak, and making good after the repair.
  • Student lets.
  • Corporate lets.
  • Asylum seekers.
  • Housing Association tenants.
  • Houses of multiple occupations.

Please note that some of the above are available as optional covers, they are not standard policy inclusions. Not all insurers offer the same options.

Different types of Landlord Insurance

As a general rule, the three main areas you will want cover for are:

Covering yourself against any accidents that may occur on your property is exceptionally important, as you could be held responsible for any injuries that happen on your premises. Something as simple as someone injuring themselves on a loose tile at the front of your property could cause a claim to be lodged against you. Liability insurance can cover you against claims brought against you from tenants, visitors or cleaners, for example.

Like standard buildings insurance, this will protect you against a wide range of potential disasters that could affect your property. This is essential to help cover you in case of events such as floods, storms and burst pipes, among others.

You'll want to provide cover for any of your belongings that you have provided to your tenants whilst they rent the property.
